Florida Building Code: Which Edition Applies and Where to Read It
Florida uses one statewide building code, the Florida Building Code (FBC), updated every three years. Every city and county in Pinellas, Hillsborough, and Pasco enforces it, sometimes with local amendments.
Current edition

Next edition
The 9th Edition (2026) takes effect December 31, 2026. It is built on the 2024 International Codes with Florida-specific changes. Verified (Florida Building Commission workplan, checked October 10, 2026)
Which edition applies to your project
Unverified Generally, the edition depends on when the permit application is submitted. Each building department applies its own cutover rules for applications submitted near December 31, 2026.

Local amendments
Unverified Local governments can adopt technical amendments to the FBC. Amendments are reported to the Florida Building Commission before they are enforced.
Code volumes
The FBC includes separate volumes for Building, Residential, Existing Building, Plumbing, Mechanical, Fuel Gas, Energy Conservation, Accessibility, and Test Protocols. Electrical work follows the National Electrical Code edition the state adopts. Unverified for the 9th Edition NEC adoption.
